Hi

can anyone help to advise me how to cut down the cost of the commercial fees,
solicitor want £145.00 plus v.a.t. and hour!!!!!!!!!!!!!!!!111
working on a budget and this kind of costs was'nt on the agenda, thought it would be about £500. she says it will take her 10 hours so looking at around £2000!!!!!!! if I have to pay this much I wont be ble to take on the lease.
 
As far as I'm aware this is standard rates for solicitors fees for a new lease, about £1500 - £2000, it's so steep cos normally you are paying for your landlord's fees as well. Don't think there is a way round it which is why I have been put off taking on my own premises on a lease.
 
Hi guys, don't mean to sound thick, but why do you need to pay these solicitors fee's when you want to rent a premises? Do you not just sign a lease agreement with the landlord?

Lease agreements need to be checked by a solicitor or else you may find yourself signing for something that becomes a mill stone round your neck!

When you rent a property, everything is in favour of the landlord not you. Most leases are 'fully repairing' which means that when you take on the premises, everything towards it upkeep is up to you to pay, inside and out. If anything goes wrong, you have to fix it. Some leases demand that you paint the property so many times in so many years, and even some stipulate what type of paint you need to use!!

You need to be aware of these things or else you can have some nasty surprises. There are also many other clauses that need looking into before you commit to them.

My advice to everyone is not to start your business underfunded. Go to your bank and see about getting a loan to start up your business properly and in the way you want to. So much better and allot less scarey than taking out a lease that has not been checked out properly!
