How much rent to charge?

Good evening everyone.

I have just closed a salon in a quiet area and now opening one in a busier area.
My question is . . . I don't know how much rent to charge for all inclusive.

I am happy to provide all towels, refreshments, products, colours etc. But I don't really know what to charge!
One of the stylists wants to pay percentage based but the other wants to pay daily rate. There is a salon down the road and they charge £30 per day and pay as you go on colours but I can't get y head around how that would work as I'm not very trusting! :(

Can anyone help please?

You seem like myself, I fear rightly or wrongly people will rip me off. If it's a percentage then I would have to monitor them constantly to make sure I was owed the right amount and this would take up my time and energy. Personally I would opt for a weekly charge, then I'd know where I stood.

How much is really down to area etc.
My stepson has 12 months experience as a barber, he's rented a chair in the biggest town centre in our area and was charged £150 per week. He was there 3 months and the most clients he had in a day was 9.

He moved after 3 months into a small gents barbers in a smaller town and the first day he did 15 cuts and now earns £800+ a week, he pays £200 for his rent. The owner employs 2 others and also rents another chair, he has people waiting outside for an hour before he opens as he's that busy....

This has taught myself that main town area doesn't always mean more customers or you can charge more rent. Just food for thought.
