Hi everyone,

I am really excited so this might be long, I have just been to view my first potential salon and I couldn't believe it but, the layout is amazing, the parking is fab the price is great! It is a 2 story building, it was a salon before but the girl who had it first just upped and left, no phone call, no 1st rent paid, nothing. The landlord had fitted her extraction system and lighting for her, fitted a downstairs loo and even allowed her to move in before the papers were even drawn up. What a nice man! We like the landlord :)

It is gonna cost me next to nothing to fit. All I need to do is move one radiator that is upstairs to the other wall and fit two basins for Clair and that's it.

But there is only one major thing that I would have to do. There is a small patio area outside which is absolutely fab for a beauty room. It has wooden fenced walls, it's paved but there is no roof. There is a wooden door on the other side as an emergency exit. I was wondering if I would need to get planning permission for this. The landlord was very nice and said If I pay for the temporary structure, he doesn't mind what I do to the property. He doesn't think I need planning permission because if it was a house, it would be no different to building a conservatory on. The agent is going to measure the area for me and get back to me so that I can get a quote and go in with an offer of course bearing in mind that I have the beauty room costs too.

I know I can make the rent, the rates are next to nothing, the water is metered and I have such a good feeling about this. I am slightly worried though as I have been looking on the internet at properties for the last 6 months and haven't found a thing, the first shop I view and it is perfect! It's just too good to be true. It's really gonna cost me so little to fit, a bit of paint, it has a lovely shop window, it's just so fab!! Ronald is a little hesitant because he thinks I'm acting on impulse here but I would be stupid not to take this. If I didn't want to offer beauty treatments I could move in tomorrow.

The pro's you know, the cons are, Clair will help me manage the salon, but the nails side will be down stairs and the hair side upstairs as the plumbing is already set up for basins. Clair cannot keep coming down stairs to magage staff and leave her clients alone upstairs. While I am not at the salon my nail techs will be left on their own to (me getting paranoid) steal my clients when clair is not looking.

What must I do!!! Please help if you can, I am beside myself with excitement! Thank you!

Re the planning side, it is really best to ask one of the local planning officers to visit and confirm whether or not permission is required for the extension. I know that for residential, if it is below a certain height permission is not necessary but it may be different for commercial premises, in particular from a H&S point of view.

Re the staff nicking clients when no one is watching, this is a risk you have to take. You really need to trust your staff to an extent and hope that they are loyal to you.

Just asked my hubby bout this as it's in his line of work and he says if it's movable, i.e. not brick walls etc., then you do not need permission, though I'd check anyway hun for your own piece of mind. Good luck with your new venture hun x:lol:

With regards to the staff, are you still going to be mobile?

Hi honey,

Yes I will be doing possibly 1 or 2 days per week or 2 evenings per week as the mobile service is great for my pensioners and great for ladies that can't drive. My being mobile has proved very successful and if it brings in the money, why not. My girls and I will take it in turns, weekly as we do have some clients that prefer it.

Rose, I can sense your excitement and I am sure you can see your new venture/salon falling into place in your mind. I can understand Ronalds words of caution though. Had the original tenant just upped and left as the landlord said or is there more to it? Did they have a run in with eachother? Did the landlord perhaps promise something and then not deliver? Is there an opportunity for you to speak to neighbouring businesses to see if you can find out more about the situation and to see if the landlord is genuine? Does he have other commercial/retail properties in the area?

I'm sure he is a very nice guy! But then so was the builder who built our house before we saw his true colours and he locked me in a toilet and then threatened me alone in front of my children when he knew my husband was not in the house.

Sorry to burst your bubble, but I think these questions need to be asked. You have worked too hard to get where you are now and I would hate it if this guy was to rip you off. On the other hand, he may well be a nice genuine bloke. Just remember though, that as a landlord he is a businessman. I really mean well with my comments. This is a big decision for you:hug: .

Good questions oey. Not to put a damper on your enthusiasm Rose but would hate to see it go pear shaped for you. Ask your self these questions, reask them & run them over with Ronald.

You haven't burst my bubble at all, I am ready for this, good and bad news, I feel I've been to hell and back and if it's not meant to be then it won't, just means there's something else out there that is so much better!! My hard work will pay off it's just a matter of time.

Which is why I posted this thread, I never even thought of the things you mentioned but let me put your mind at ease, I know my competition ever so well and I know for a fact, not only from the agent, that she had planned to just make her money and sod off. She only ever had a nail desk and her dog, no reception area, no seating area and my little "spies" (her ex clients) and my current clients tell me that she never had any intention of sepnding any money on the place which is why she never kitted it out. She needing starting capital which she got from a few clients and she is now mobile like me. She's even changed her telephone number. I know for a fact it was her doing.

The landlord only ever bought the shop to let it out, he lives up north and basically just lets the shop out. But because it has already been kitted out for a salon he has lost alot of business interest and so had to lower the price. And he did deliver for this previous tech, everything is only about 6 months old as he kitted it out for her.

I didn't ask the surrounding businesses other than Ronald's work as his work buildings are right behind this shop!!!:) I also don't know if he has any other commercial properties. Why would one ask that question? :o

Am I being gullable or naive? :irked:

The rent is very reasonable for the size and yes there is room for expansion, which I am working on at the moment. It's a very good deal. The area I am in at the moment I find overpriced for what you get. The rates cost as much as the rent per annum, it's rediculous for such small properties.

It is on a main road yes, with lots of potential walk in clients!

I haven't forgotten about the bad points, I'm waiting for those :lol:

Yep, always best to ask the council, it might not need planning permission, but may still need building regulations.
