viewing beauty rooms to let

Hi guys,
I am new to the site and are lookinbg for some advice, i am going to look at some beauty rooms to let in a city centre. I need to go armed with some questions and any negotiation tips. The rooms need all equipment and i only have a small client list of my own at prescent as i have worked in a private clinic for 5 years. Any advice would be good. The rooms will be upstairs in a hairsalon in a predominatly gay part of the town do u think could limit my clients from passing trade

think some of the questions you need to clarify, will there be a contract, if renting does that include gas electricity etc dont want any unexpected surprises, will the hairdressers take appointments for you, will you have your own keys and be able to operate your own hours or have to work within the opening hours of the salon, can you advertise in hairdressers posters leaflets etc is it a unisex salon? if so dont think this will put potential clients off. Apart from the hairdressers exsiting client base where is your potential client base hope this helps.
If you dont ask you dont get, ask for a rent free period if they say no then ask if they could reduce your rent for a couple of months to allow you to build a client base

Hi there i'm looking in to opening a nail and beauty salon in bradford i'm looking to rent the beauty room out the salon i'm looking at is about 5 miles from leeds so if you wanna have a look just let me now i'm sure we could sort somethink out rent wise to get you set up lov candy

I would ask:-

*How much is the weekly rent and how often is there an increase?

*Is the rent fully inclusive of bills? Are there any extra's you'll be expected to pay for?

*Will you be given keys to come and go when you please out of opening hours?

*Will they take your rubbish away for you?

*Will you be allowed to decorate the room?

*Will the clients be your clients or their clients?

*Will you or they be running your appointment book?
