Hi guys . I currently rent a room in a hairdressers Full time. Well i went past a shop a few weeks ago up for rent it used to be a flower shop. I looked through the window and it looked like it could make a.nice small hair/ beauty salon. 1 styalist 1 beauty therapist. It only a mile from were i am now. I dismised the idea at first saying i prob couldnt afford the rent ect.

Well i rang them dismorning and the rent is only £60 a week £10 less than i pay now. I know that my rent at the mo is all bills included. But i do my own advertising stock ect.

So my question is what other bills should i be concidering if i go it alone?

Also i realy like the lady that ownes the hair dressers is it realy terrible of me to be thinking of putting hair in my shop? Shes always been very good to me. Also i have everything equipment wise for beauty but not sure how much it would cost to set up for 1 hairdresser. I have about 5 grand max. To get everything sorted with. Is this realistic?

its newly decorated so that will do for now. And my boyfriends a bulider. So i have cheep labour. Ill need a wall built to make a beauty room and its all open at the moment. X

How exciting for you! If I were you I would find out how much it's going to cost for things like business rates, telephone, internet, gas, electric, water, etc.
Are you going to employ your stylist, then you will need employers liability insurance and remember tax and ni costs too.
You may need a plumber as well as a builder for your water supply both for beauty and hair.
How will you manage financially if you have a few quiet times?Do you have financial support at home or do you need enough income to pay the mortgage each month.

Just a few things to think over, I'm sure many more will follow.

I live with my boyfriend. But i only need to make enough for my own bills about £300 a month i have a car on finance i would sell the car but i think its worth less the the money i owe. Silly me for getting it.

How would i go about finding out how much my electric will be. i think i will just use a book appointment system for now to keep costs down. So no computer/internet needed. X

yes i will need a plumer ill know more about how much pluming their is to be done when i look 2 moz.
Are there regulations like with gas about pluming say if my dad did it. If so does anyone know if my dad could do it then a plumer just sign it off.

Bills will be rent, stock, electric, gas, water, business rates, music licenses, business insurance, telephone.Are you providing stock and equipment for the stylist or just equipment and her buy her own stock.I hope you can find a stylist i've been looking for years everyone seems to be mobile.But at least the rents very cheap:D. all the best in your new venture.xx
 
Well i think i can at least get somone part time. Thats had a baby. How do i find out what rate i have to pay.

Sounds like my shop, I need to turn £800 a week to pay bills, take a wage and pay back my capital investment, just building and alarm has been nearly £2k still need stock and advertisement! Or just for bills I need to take £170 a week hope this helps a little x
 
Im happy only taking a small wage. I make about 200 to 300 a week at the mo in the summer 5 to 600. And thats just from beauty. Thats before all the bills and rent. so say i needed 200 a month for rent bills. thats only 5 shellacs and two cut and colours. If i charge a set rate of say £ 70 a week chair rental. I wouldnt have to do many beauty teatments to make up th rest. X also i feel the hair salon holds me back a bit i think i could do better without them.

You also need to incorporate legal costs for your lease.
You might need to negotiate / check whether the lease allows you to make changes e.g putting up walls etc.
You might want to also think about putting a break clause in the lease so that you have the option to get out if it isnt what you want, rather than being tied to it.

I would say your weekly outgoings might be £200- £250 a week , including all bills, stock, rent,rates etc... i think your calculations of £200 a month is far too low ,to be honest.your rent is £240 a month alone. I have a small hair salon, and this is my findings.If you get a self employed hairdresser i would either charge £30 a day ( own stock needed) or 50/50 split, you provide stock,or 60/40 they provide stock. If your good at what you do and have lots of drive and energy you will be fine, all the best.xx:D
 
You also need to check if your leasing the property that you can rent out to a stylist. It can be classed as sub letting and not all landlords will allow it.

It might be worth seeing whether you can renegotiate a new lease to start with. If its only an annual lease, the landlord could potentially put the rent up every time you sign a new lease. Also, depending on the landlord they might also charge you 'admin' fees for signing a new lease (I have just been charged £350 !! although this is for an 8 year lease).

It might be worth thinking about negotiating a new lease now so that you have the peace of mind that there arent going to be price increases or hidden costs.

Sorry matsmaiden, i live in east sussex. So quite far away.

Ok so i went to see it and its perfect enough room for hair at the front and beauty at back. It has a toilet. And it will be a new lease its two years but i can get out after 1 if i give 3 months notice. It has electric storage heaters.

theres no hot water not sure how costly that would be. But the fooring is new there is a sink but it will need to be moved.

There hair dresser i know is going to be partners in it we need to sort the details out with that but we think it will be we split the cost of the shop advertising electric ect. But keep our own money i keep beauty she keeps hair. Do you think that would work ok?

She going to kit it out with hair stuff and i already have everything for beauty.

Her dad is a plumber gas and builder and electrician.
