Personally - I'm a "prices on" kinda guy. If you are not publishing your prices - my feeling is that you are trying to hide something - or trying to create an artificial clique of pseudo-exclusivity - which instantly turns me off and sends me to the next page on Google.
WRT to hippy-chick; can you not average out the costs over the two rooms and say that the price is £26 for either? I don't know your business - but surely +£1 in Room A equals -£1 in Room B by the end of the year? Margins shouldn't be that tight?
I'm just looking at renting a room 50 miles away and I've no intention of changing my prices - it would be far too complicated for little old me
