Hi all can I ask what may be a really silly question. How did you come across your salons? I have been looking on a couple of websites and driving round looking for vacant properties but they are like gold dust in the area I live!

For 2 years I have been actively looking for a retail unit suitable for a salon and now for the 4th time I have been 'pipped at the post' and missed out by a week on a premises.... within days it had gone and all that time i was trying to get the landlords details with no luck! Is there anyway I can access landlord information when I see a premises?

I've had my eye on this place for ages (was a salon and the lady retired... Now it's a fruit and veg shop which a few locals and I doubt it will work in this area)

Am I missing a trick? Short of turning up and pretending I'm from environmental health I'm at my wits end! I Any tips hugely welcomed xx

Try rightmove. You dont specifically have to have a 'salon.' You can have any commercial property and change the license to an A1 (eg if it was an office previously or a retail shop it might be a B1 or something and you can change it to allow you to have a salon.

That's nothing but commercial premises - alot on there are already businesses that are up and running and selling as a going concern

What area are you in?
 
I had the same problem as you, even found one premises that I thought would be amazing online, went to have a nose around and it was already halfway to being open as a barbers! I was pretty much lucky as my sister saw the shop I'm in now, I knew the area and the premises and snapped it up the same day! I'd recommend deciding on where you want to open and keep visiting the area. Maybe find out which local property companies rent out commercial premises in your area and tell them what you are looking for. This probably won't be any consultation but keep positive and tell yourself that it will happen when it is meant to happen. It took me 18mths to find my shop and I know it was meant to be!

I know it's just did heartening isn't it! I'm constantly scoping out the area... Chatting to local shop keepers ect. But unless there's a 'TO LET' sign outside its proving difficult. 3/4 of these landlords are private owners and boards never went up they changed hands without even advertising! & The one that did advertise the letting agent tried bully tactics such as lying to me saying there was another hairdresser interested if I didn't sign the dotted line immediately, they wanted 6 months rent up front all legal costs covered by me! I had a bad gut feeling and pulled out!

I rang my local council to ask how to get onto their commercial property search page & got offered mine there and then, funny thing was, the unit was one I'd had my eye on but had no idea the council actually owned it!

I was lucky in so much as my landlord owns a lot of properties in the area so I popped up to the look at the premises, asked next door if they knew the landlord and it was their landlord as well. Have you tried gumtree for ads by private landlords?
 
Haven't thought of gumtree....... It try that. Unfortunately the council own the rough areas near me but I'll give them another go xx

We set up an email alert for commercial premises on Rightmove. Found a gem! There was no need for a to let sign.

Thank you but hope you can see what I mean - not a traditional beauty salon. And at first glance I though it wholly unsuitable x

Totally i looked at a beautiful barn conversion..... I fell in love, but they wouldn't let me have it only wanted it as an office!

Do any of you salons have a large foot flow? If so how much... This is the only downside to the retail premises I have seen x
 
Do you mean that there is no foot flow at the premises you have seen?
