That just means you have to budget for advertising. Is there parking? That's a biggy for a lot of people. Is there somewhere you can put an A board?

Yes to both...... Maybe I'm just scared as the space is perfect! But my husband keeps saying "you need to be 100% this is our only shot" ...... But how do I truly know if it will work!?

You don't know. No one does. But you make a plan and you work and advertise and keep going.

I felt like I spent all my free time googling 'commercial property to let essex' went to see a few, one of them I loved (it was upstairs) but the agents said a restaurant chain were having it and the shop below but they had something else that had been empty for 2 years.
Anyway I had that one and it was a great business move.
However the one I originally wanted was never a restaurant and is now a Salon and I can't walk past it because it winds me up so much.

What I'm saying is just keep looking, ask all the commercial lettings agencies to keep you updated. Keep swimming x
 
OMG OMG OMG........ so I have thought outside the box and I'VE put an offer in! Ahhhhhhh
I've gone for something with low footfall (I've been calling it footflow for 10 years!... Bet you all thought what the hell is that hahaha)

Anyway the space is fab but it was used for something totally different before (plumbing works!) so the agent said although they are open it would be easier for someone from that background again.... Erm ok not sure why.

But after lots of research these are the terms I have asked for, can anyone advise if this is ok or if there's something I have missed?

- 5 year initial contract
- Break clause on 3rd year
- Rent free period of 6 months
- 3 months rent paid up front

I'd personally ask for a break clause after year 2 as you'll know by then if it's working but if it's a done deal, go for it.
