What is the going rate for renting a beauty chair/room

There’s no magic figure as it depends on where you are based and what facilities are provided.
It’s up to the renter and owner to negotiate something that works for them.

I rent a chair in a brow bar for £150 a week and not really coming out with a lot at the end of the week. I provide all my own stock and have to stick to the salon’s prices and frowned upon if I want to leave earlier than the salon closing times, even if I have no more clients.

An upmarket salon in London would charge a higher rate than say, small village salon in the Midlands so a reasonable rent depends on where you’re situated, the quality of the premises and the facilities offered, use of receptionist, trainee staff etc.

However, if you’re not making money, it’s time to re-negotiate the rent and/or look for another salon.

From the sounds of it, it could be considered a sham employment arrangement by the salon and they would get into serious trouble if investigated by HMRC. They aren’t allowed to dictate your prices or require you to stay until closing time.
HMRC have prosecuted and fined salon owners for similar breaches as well as required them to pay the ‘self employed’ staff money owed in lost wages that they would have earnt if they were paying them properly as an employee.
