Renting a room in a gym...any advice?

I have been told about a gym that have a beauty room for rent, it's a ladies only gym, I rang today and spoke to a lady, but it is her daughter who runs/owns the gym, I have made an appointment to go see her/the room on Thursday.

I have worked mobile (hairdressing) for the past 20 years and done the odd bit mobile beauty since qualifying NVQ level 2 in June, I am currently doing my level 3 and loving it.

I think it will be easier to be in a room to work as a beauty therapist, no lugging couches, wax pots aroind etc.... so I am looking ofrward to seeing this gym room.

As I have only worked mobile I have no idea about renting, prices, terms, contracts etc...

So any advice would be much appreciated, and what price should I be looking at?

The lady said they had had someoneone in the room before but she couldn't be there much so she packed in.

Obviously I have not much idea until I actually go and seee the room and speak to the lady, but what questions should I be asking etc..... I know people have had good and bad experiences with renting rooms etc:| I just want to start off on the right footing, although I do know its not all straight forward!!!

I am very excited and any advice would be welcomed.

I went to look at the room this evening and it looks really good,although it was very quiet when I went thought the gym:| the room is decent size and costs £2600 a year which works out at £50 a week she is looking into puting a boiler in so I can have hot water and do hairdressing as well as beauty so I am just waiting to hear back from her, but fingers crossed it's looking good.

just come across ur post...i too rent a room in a local gym
been there 12 mnth or so, it has its up & downs & i have found it a problem with being noticed to b honest, advertising only goes so far. i did not have the moeny to put signs out side of the building (as th gym is p on the 2nd floor & a new beauty salon just moved into the hair dressers below)
people find me hard to find & thats a problem..i cant put banners outside my window or anything as its a listed building!
hop u have mor luck than me n let me kno how u get on, will b intrestin to know...

I wouldn't do it. Sorry to be negative but I rented a room in a really busy gym once and didn't get one client the whole month I was there. Unless the room is in a prime position.....i.e. members have to walk past your doors to go in and out of the gym, they won't know you're there.

Of course you will get some replies from people who have ben successful but most aren't and this is why the rent is so cheap. Think long and hard before you sign any contract. xxx:hug:

ive also heard a few people saying that with recent money problems, their gym membership has had to go!

although that rent sounds like a bargain! its a third what i pay!

Hi Ruth

I ran my business from a gym for 8 years, (sold the business 2 years ago) which was a great move. You have a captive audience - lots of people who want to take care of themselves and love the convenience of it being where they work out. The only downside is the long hours - I was open 7 days a week and built it from scratch - I had 5 people working for me. The treatments ranged from massage, nail extensions, St Tropez Airbrushing (a real hit) and spa treatments. I also arranged with the manager to let clients booking the spa treatments to be able to use the gym facilities - steam rooms, jacuzzi and sauna in addition to having their treatments - helping to promote the gym as well as our services. I use to get people travelling from all over the UK for pamper days.

For me it worked well but you have to be prepared to be around alot in the early stages to build the business, but it is extremely rewarding. I paid £500 per room - had 3 rooms in the end - some will give you a sliding scale payment to help support you in the beginning (£300 - gradually £500 in 3-6 months - you need to negotiate).
