I used to rent a room in a tanning salon for £50 per week and I have just enquired in our local beauty salon for a room which the therapist wants to rent out to a nail technician. I had a look and it's furnished with the nail desk, lamp and equipment.

I asked how much she wanted for rent and she said she would think about it but it wouldn't be anywhere near £50 :eek:

Her only request was, as they have a receptionist who would take the appointments over the telephone and she would take £5.00 for each nail client I do. Does this sound too good to be true??

I've explained to her that I am in no way ready just yet to take the room on just yet as I need to practise and perfect my technique but she said I'd have first refusal as no-one else has enquired about it.
 
5.00 for every client????

Just 10 x clients in a week = 50 quid.....What if they re-book?

What if its only for a file & polish, mani or pedi????

I would be very careful x

oh sorry..I should have said that was just for nail enhancements...if I charged £25, they take the fiver. I wouldn't be charging that price just yet obviously as I'll be new to it all. We hadn't discussed the mani/pedi's - I think she was just expecting me to be doing l&p and gel nails :hug:
 
not bad but i would be wary too, i pay rent per day, least i know that one set of nails an its paid for! don't wanna do that percentage thing or set amount per set, an make sure you let your customers know your prices for a set time only, nice shock for them when all of a sudden your prices go up, shop around or have a chat with her about it. good luck what ever you decide though.

Thanks for all the advice..it's much appreciated :hug: I haven't made a decision as yet, my initial plans were to go mobile and that may still happen...I'm just trying to weigh up the pros and cons at the mo :irked:
 
i work during the day but i do mobile in the evenings too, the room i rent is on a sat, i'd like it to get that busy that i don't have to do mobile an can give up my day job, i'm lucky my youngest is 11 an i have a understanding fiance. the salon i at is very good we're above a hairdresser an get a lot of reccomendations, i'm the only one in the area that does 3d art an gel inlays as well as the norm, the rent is £40 for the day but as i said the 1st set pays for it, i don;t seem to do so well on the mobile side of things to be honest, i don;t know why, maybe the credit crunch i don;t know, i advertise but can't afford to spend loads on advertising, yell is good an free, mostly cards in windows and schools. i wrote to all the hairdressers in the area about renting a room an got a few replies an just compared what they were offering, don;t sell yourself short though - charge a decent price for yourself. your a qualified nail tech and you'll be excellent, just have self condidence with a big pair of kahunas lol - this site brill though loads of people with great advice and willing to give it. what area are you in if you don;t mind me asking?

Firstly I would wait and see what she wants for the rent before making any further decisions. I have no experience of renting a nail table only therapy rooms but I would think the rent is going to be higher if you have a room rather than just a nail station in the salon.

I wouldn't like the £5 per client rule at all and as you say its in a beauty salon so the chances are she won't want you doing manicures & pedicures as she already offers them ?

Just to clarify is she saying the rent will be more than £50 or less ? I think really the salon owner should get these details sorted out herself before offering a room to someone, sounds like she isn't very organised (jmho)

If she is saying there would be no rent just the £5 charge per client then I would possibly consider that, but I personally would prefer a fixed rent.

She was saying the rent would be nowhere near £50 as in, it would be a lot less but if she's considering say £30 per wk perhaps and I have 20 nail clients in that's an extra £100 she would be taking (depending on how much I charge) :irked: I would really prefer to just pay rent but also, as she offers the mani/pedi treatments I would only be in the room to offer enhancements. hmmm - I'm not too sure about the whole thing now. :cry:
 
When I first started out self-employed I worked on a 50/50 basis & it suited me at the time. Now I'm on the other side, renting my room out & when you realise the costs in having your own place you can see why many places charge a high rent; until you've had your own salon it's difficult to understand the risks & costs involved.

To balance the thread perhaps I could put across the positives of the per client situation. Firstly, if you don't get any clients in, you're not paying any rent, unlike if it were a fixed amount, which is excellent when you're first starting out & building up a client base. You're also getting the services of the receptionist & as you're in an existing business you will probably be getting referrals, which you wouldn't have if you were starting up on your own. Further to that there's the support & feedback that often comes from renting a room off of others.
