Sooo its that time of year when things increase in price.

My salon premises is owned by the local council. Small buisness, i work on my own. Bills are paid,profits made & i have my wage. Happy returning clients & new clients always coming in. I have only had the salon 4 years this year.

Nothing has ever knocked me untill i get landed with a letter saying my rent is going up by.....£1000 a year!
I honestly feel like giving up. Im like omg what the hell.
Baring in mind the salon has been a hairdressing salon for 50+ years. Ive been in there 4 years and the property is never maintained or looked after by them. Just me (decor, cosmetic etc)
Surely that much of an increase can be negotiated.
Hell why do landlords have to make it so hard for people.

It depends what you’re paying now. I agree that it’s under £100 pm and as such isn’t horrendous.

What are you paying currently OP???

Still worth negotiating? Meet them in person, and take along a list of persuasive arguments: how long you’ve been there, what a good tenant you’ve been, how you do the refurb and keep it well maintained.

They’ll probably also have a list but just let them go through it.

Agree with redstar though. In the current climate, it’s not that bad ( unfortunately). When did they last increase it?

After everypne ive spoken to im very suprised you're the only one. I do considering they do not give a hoohar about their properties.

Ive tried contacting aready he's very hard to catch as there is only 1 person that deals with all buisness properties (typical)
I have slept on it and calmed down a bit lol the property needs rewired electrics updated windows/ toilet area. Ive asked for all this before....no luck. I just think they get enough anyways as it stands. Its a 60+ year old property thats never been updated in anyway shape or form.
 
Well i had my say put forward my reasons etc. No luck & they wont negotiate....if you dont ask though you wont get or you'll ever know. So I'll knuckle down keep doing what I'm doing and work thay bit harder....hey ho that's life eh lol

What i will ask while I'm on it.... Is this the time of year you guys introduce your price increase?
 
we had a rent increase of £8k a year. that was a whopper! that was around 6 years ago, and we signed for a 10 year lease. when we tried to negotiate his attitude was 'if you don't like it theres someone else willing to move in'
we knuckled down and got on with it though.
our salon is, dare i say it, a **** hole these days.. our landlord doesn't care 2 hoots what we do as long as he gets his rent. the place is falling apart. we are biding our time as he is doing the whole outside of the units he rents out, so it should look a bit better, then we are going to request a meeting with him to show him what needs doing and the state of affairs we are in. (he hasn't been in the salon since he bought it from our previous landlords) we can't afford a full refit with the cost our rent is now.
although this year (scared to say it incase we jinx it) we are seeing a lot more profit and putting money away to prepare for the right time to be able to give us a whole new look.
it's tough going, it knocked us for 6 and many times we nearly had to close our doors... now we've been open 20 years this year! :D
if we can do it anyone can xx best of luck xxx
