Help - Salon owner wants to share my beauty room!!

I rent a room in a hair salon, 3 days a week, as I have another job - office work.

The salon owner, who happens to be a really good friend has said that someone has approached her about wanting to use the room a day or two a week - doing body piercing!! :confused:

I am really concerned, as I have rented this room for 4 and a half years about my reputation and the cleanliness side - from my client's perspective and having all of my beauty epuipment etc in that room.

The salon owner says as the room is dormant for 3 days a week, it is there and can bring more money in - Which I agree with - BUT

My reputation for having a clean business, having decorated the room to make it look like a salon treatment room is potentially going to be used by someone else - Who we don't know (She was suggested to the salon owner by a friend who is a client in the hair salon).

I am due to speak with my friend / salon owner Thursday when I go in but do not want a conflict or an argument, which could make things difficult.

I don't know if I should offer more money to use the room, or even suggest me going 100% mobile (I do home visits, but not a lot).

If you were in my shoes, can you please let me know your thoughts and what you would be likely to do?

Do you pay a % or weekly rate or daily rate?

If you pay a weekly rate then I don't see how she can do it! Do you have a contract?
 
If she wants someone in your room doing body piercing won't that mean that the local environmental officers will need to inspect and approve your room? What would happen if they want certain changes made - who would pay for them?
 
Trying to think positively about it, if you want to avoid an argument with your friend try approach the conversation in terms of "ok how would we make this work" and then between you agree the potential pitfalls and look for solutions. Eg if your concern is them altering the room you decorated, ask what the solution is etc. that way you are not coming across defensive or difficult (I'm not saying you are)but showing your friend/salon owner that you are willing to try help. If there are solutions then work with her. She may agree that the new tenant should work within your colour scheme etc.

Regarding hygiene-I don't know but I'd assume they'd have to work towards strict standards so that may not be an issue.

What do you think will be the biggest problems that it willcause you and your business? Start with these and work from there. It might be do-able? Good luck with it xx
 
Body piercing requires two sinks as opposed to one sink for normal beauty. You would both have to decide if the extra rent for her is worth the extra outlay.
Or
You rent the room 6 days a week and you sublet to the piercer. It may be revenue neutral but it would give you greater say and control

I didn't know about the sink issue - I don't know if my friend is likely to say that this is up the the person wanting to rent the room?

I pay a set amount per month - very subsidised as I am not there everyday and only about 15 hours max per week, and as I know her very well, so I cannot complain about the charges - The only thing I can think off is asking her what she is looking to charge the other person and see if we can negotiate on my rent?

I am trying to look at this from all angles - Especially from my clients, and how they would think. I am VERY tidy, particular and like me thiings just so, and having anyone else working in that room is going to annoy me, even when I am not there!

Does anyone else know specific requirements regarding work station etc for body piercing? I know about the collections for waste etc but I do not do any piercings so wouldn't know - If anyone can help, then maybe I have more grounds to go back and say I have looked into this as it may / may not be possible due to "x, y & z".

Check your local government website, environmental health, and they may give specifics there.
